My clients called me a couple of months ago to tell me it was time to put their home on the market. It is a 3/2 and they had outgrown it. The family (husband, wife and five children) was just too big for three bedrooms!I had met the husband about seven years ago at Starbucks in Indialantic. He was the manager of the store at the time. As many of you know from my blogs, I go to Starbucks almost every day to get work done. He asked me many questions about homes, and we have stayed in touch even after he left Starbucks a couple of years ago. When I came to the home I pointed out some needed repairs and some small issues that would make the home sell faster. They got everything done quickly and I come by to stage the home and get photos taken.We sold in a few days for top dollar! They closed and moved into a larger rental home I found them. I met these buyers in Starbucks about 5 years ago.They are awesome people who told me when they decided to sell their home in Viera, FL they would call me!I see the husband often at Starbucks and we talk about a range of issues including the real estate market.About a month ago he called me to tell me they would like to buy a lot in Melbourne Beach to build their dream home. This is a difficult proposition because Melbourne Beach has a limited supply of available and desirable (build-able) lots.We found one that was under contract with another buyer. I called the agent to find out the contract she had included a contingency for sale of other home (known as a kick out clause). I advised my clients to put in an offer. We would know in 3 days. We got the lot when the original buyers backed out. We closed and we are now interviewing builders to finish off the dream. The owner of this home had listed it a few months earlier with an out of area Realtor who promised her the world (for a reduced commission rate of course). As usual with limited service, low commission Realtors, the job did not get done! I sold a home up the block from her in 2 days and my client was so happy he told her she should call me.I went by and knocked on her door and spoke with her about her home. She told me she did not trust Realtors after her very bad experience (I will not give the details here...but I would feel the same way if what happened to her happened to me). I let her know I would love to help her, but I would let her make a decision without pressure.A few days after our meeting I wrote her a note letting her know her neighbors home would be closing in a few days and gave her some info on the new buyers so she could meet them. She got the card and called me to tell me she met the new buyers, who also told her I was better than the agent that represented them! The new buyers let her know I stopped by to show them how to turn off the water at the main valve, how to clean the hot water heater and maintain the a/c unit (they were first time buyers). She then told me she had decided to use me to list her home :):)We sold in a couple of weeks for near full price. She loved my advice throughout the sale, and even asked me what she should do when buying a new home in the new State she would be moving to! I helped her with an agent in that area and we did a double closing at the title company here in Florida, making it easy for her to move into her new home without need or worry!She let me know I renewed her faith in Realtors and the real estate industry. Just Sold 1022 Golf Isle Dr, Melbourne Fl Condo

In late May I received an email from one of my great clients. She (along with her husband) purchased a condo from me in one of my favorite condo projects here on the Space Coast. She told me that a friend in the complex had a relative that was trying to buy a unit, but was having trouble...and could I possibly help.I called to find out the actual buyer was the woman's cousin in Germany. They had contacted three other Realtors about a specific unit in the complex because it would allow her to live right next door to her cousin when she came and visited. The Realtors she contacted were not able to put a deal together and it sold to another buyer...only to fall out THREE TIMES! When I called the unit was under contract (with the third buyer). I asked the agent if I could take a look at the unit anyway. I called the woman and her husband in Germany (as well as the cousin in the condo next door). I felt the unit would fall out again (after doing some research it was a first time buyer and this unit needed a good bit of work). say the least, these buyers did not think much of Realtors at this point (after three bad experiences). I had my contractor go over and give me an estimate for the work that needed to be done. I had my electrician go out and give me an estimate for a new electric box. This way they knew exactly what it would cost to fix. I called the buyers (and of course the cousin) again and did a three way call. I convinced them to write an offer and send earnest money to the cousin for a quick sale if the deal (based on my hunch) would fall out. This way we would be ready to go ASAP.The inspection was set by the first time buyer for the next fell out on Tuesday and I had an offer on the listing agents desk within 1 hour! It was quickly accepted (because we put in a clause stating we would not need to inspect the previous issues).We closed this week and I just met my buyers who flew in from Germany! The person who recommended me just called me to tell me I am the best!
